Prices include exclusive use of the Villa and the Cottage, including 4 double bedrooms (plus one connecting children's room), 4 bathrooms, living room, fully-equipped kitchen, swimming pool, garden with outdoor lounge areas.

X-mas or New Year only: Minimum stay: one week | Both X-mas and New Year: Minimum stay: two weeks
Prices are quoted in Thai Baht. Applicable taxes and service charges are included. Check-in at 2pm and check-out at 12 noon. Airport transfers may be arranged at extra charge. Rates are subject to change without prior notice.
The property features the following :
Free wireless internet throughout the property
Air conditioning, satellite TV and DVD players, safe box in each guest bedroom
Tropical garden with swimming pool (including children’s pool) and various lounge areas
Maid service including free laundry

Other services available at the Villa at reasonable prices include

Massages
Herbal steam

Health food (breakfast, fruit juices and salads)

Airport transfer and other transportation arrangements

Rates

Villa rental rates are quoted in Thai Baht (unless the guests are referred by holiday villa websites, which quote the rates in other currencies)
Check-in time is after 2:00 PM, with check-out by 12:00 noon on the day of departure
Late check-out is possible at extra cost, depending on availability
If either X-mas or New Year is booked, a 7-night minimum stay is required (‘Peak Season’). If both X-mas and New Year are booked, a minimum of two weeks is required
Rates include the cost of electricity, water, cleaning and gardening supplies, supplies of toiletries and applicable taxes & service charge
Rates do not include gratuities for staff

Reservation & payments

35% Rental Deposit together with the completed Guest Reservation Form must be received by Aardvark Villa for confirmation of your reservation
Balance payment must be made 60 days prior to your arrival (or together with the Reservation Form if booked less than 60 days in advance of arrival) by bank transfer or credit card (Amex: 5% surcharge, other cards: 4% surcharge). Failure to receive the final payment on a timely basis will make reservations subject to automatic cancellation
Final bill (food, drinks, services, etc) is payable on check out in cash Baht only

Cancellation & Refunds

Cancellation of a booking by the guest at any time will result in forfeiture of deposit(s) and payments made. In the unlikely event that Aardvark Villa has to cancel a reservation, full refund of monies paid for villa rental and services will be made.

Liability

Under no circumstances shall Aardvark Villa be responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, however caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted, or by reason of terrorist or military action, riots, revolution, insurgency, civil war, adverse government action or inaction or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein.
